How close Address Downtown actually is
520 m from the base of Burj Khalifa as the crow flies. The walking route follows Mohammed bin Rashid Boulevard for the most part — about 6 minutes at an easy pace, shorter if you cut through the lower-floor Souk Al Bahar passage.
For perspective: most "near Burj Khalifa" listings on the broader market are 1–2 km out (a real taxi ride in 40-degree weather). At 520 m, Address Downtown is in the inner walking ring.

At The Top Observation Deck tickets are best pre-booked online (often AED 50–100 cheaper than at the door). Standard ticket lets you onto floor 124/125; "SKY" upgrade gets you to floor 148. The entrance is inside The Dubai Mall on the LG (Lower Ground) level, about a 9-minute walk from Address Downtown.
If you only want to look at it (not visit the observation deck), the cheapest way is the Dubai Fountain show at the base — free, every 30 minutes from 6pm, a 4-minute walk from your apartment.

Best time of day to see the Burj from the apartment
Two windows. Around sunset (6–7pm depending on season) the building catches a copper glow on the upper third. After dark, the lighting installation runs every evening — there's a 5–10 minute light show at the top of the hour from 8pm to midnight.
For photographers: golden hour from a Burj-facing balcony with the camera on a small tripod produces the iconic shot.
